Description
The U.S. General Services Administration is seeking competitive lease proposals for 49,000 to 52,000 ABOA square feet of administrative office space in Denver, Colorado. The offered space must include three on-site reserved parking spaces, loading dock and freight elevator access, and the ability to support Facility Security Level II requirements. The government prefers contiguous, second-generation space and will not consider collocation with tenants performing law enforcement, court, or tax collection functions. The office will be public-facing with a moderate visitor volume. The lease term is described as five years with three years firm, while offers are submitted on a 10-year/five-firm basis and evaluated on a five-year/three-firm basis; the evaluation will use a lowest-priced, technically acceptable methodology. The tenant improvement allowance is $56.59 per ABOA square foot, and building-specific amortized capital is $12.00 per ABOA square foot, each with a three-year amortization term. The offered space must be fully completed by July 31, 2028 and comply with applicable federal, state, and local requirements, including fire and life safety, accessibility, seismic resilience, energy efficiency, and Section 889 requirements. Initial offers must include a scaled floorplan, photos, and authorization to represent ownership if applicable, in addition to completing the required property, building, and pricing information in the leasing portal.
