Description
The U.S. Government is seeking competitive lease proposals for 50,000–56,000 ABOA square feet of modern, fully finished administrative office space within a delineated area of Atlanta, Georgia. The space must support open modular workspaces, private offices, break, mail storage, conference/training, secure storage, administrative, secure vestibule, and server-room functions. A contiguous configuration is preferred, with non-contiguous space required to be directly above the contiguous space. The facility must provide reserved parking for three Government-owned vehicles, Facility Security Level II or higher, loading dock and freight elevator access, and compliance with applicable fire and life-safety, accessibility, seismic-resilience, energy-efficiency, and Section 889 requirements. Collocation with tenants performing law-enforcement or tax-collection functions is prohibited. The offered premises must be fully finished and priced for occupancy; existing systems furniture and furnishings may be offered at no additional cost but are optional and not evaluated for technical acceptability. The lease is described as five years with three years firm, while offers will be evaluated on a 10-year occupancy basis with five firm years under the referenced lease proposal. Evaluation will use a lowest-priced, technically acceptable approach. Initial offers must include a scaled floor plan, authorization to represent ownership when applicable, and a marketing package demonstrating that the space is finished and furnished, in addition to completing all required property, building, and pricing information in the Leasing Portal.
