The U.S. Army Corps of Engineers is seeking a lessor for approximately 4,013 usable square feet of retail space within a one-mile radius of 22631 Route 68, Clarion Mall, Clarion, Pennsylvania. The proposed space must have a secondary egress and adequate parking for approximately five government vehicles during both daytime and overnight hours, and the resulting arrangement must use the Government Lease form. Responses must include a proposed rental amount incorporating common area maintenance, taxes, and insurance. The attached draft lease contemplates a lease term of up to five years and places responsibility on the lessor for applicable utilities, maintenance, repairs, building systems, accessibility, fire and life-safety compliance, snow removal, landscaping, janitorial services where applicable, and any required build-out or alterations.
