Description
The U.S. General Services Administration is seeking expressions of interest from property owners and authorized representatives for a fully serviced warehouse lease in Montclair, California. The required space is 44,649 to 46,881 ABOA square feet, with 54 reserved surface parking spaces, a 10-year full term, and a 5-year firm term. The delineated area is bounded by Interstate 210 to the north, Highway 60 to the south, Interstate 15 to the east, and Highways 71 and 57 to the west. The warehouse must accommodate 1,000 fully loaded 42-by-42-inch pallets on a four-level racking system, provide at least 30 feet of clear height and 30 feet of column spacing, and support 53-foot tractor-trailer access, circulation, and loading. Offered space must satisfy federal fire-safety, accessibility, seismic, and sustainability requirements, be outside the 1-percent-annual-chance floodplain, and include a fully serviced lease. Expressions of interest must include property and representative information, available ABOA and rentable square footage, full-service rental rates and operating costs, floor and site plans, roll-up and loading-door details, and written ownership authorization when submitted by someone other than the owner or property manager.
