The U.S. Army Corps of Engineers is soliciting proposals to lease approximately 1,200 usable square feet of retail space for an Army career center. The proposed space must be located within a one-mile radius of 79 Main Street, Bradford, Pennsylvania; provide a secondary egress; and include adequate parking for approximately three government vehicles during both daytime and overnight hours. The lease must use the Government Lease format. Responses must include a proposed rental amount covering common-area maintenance, taxes, and insurance. The attached draft lease provides for a five-year term, subject to the Government's termination rights and annual appropriations, and includes requirements concerning accessibility, fire and life safety, utilities, HVAC, maintenance, janitorial services, snow removal, landscaping, and other building operations. The draft also includes optional or placeholder provisions that would be finalized for the awarded space.
