Description
The General Services Administration is seeking expressions of interest from property owners and authorized representatives for a fully serviced lease of 34,849 to 36,591 ABOA square feet of contiguous office and warehouse space in Atlanta, Georgia. Approximately 6,600 ABOA square feet must be ground-floor warehouse space accessible from a loading dock, with a freight elevator connecting it to the remaining offered space. The building must include a loading dock, meet applicable government fire-safety, accessibility, seismic, and sustainability requirements, and be outside the 0.2-percent-annual-chance floodplain. Public transportation must be available within a walkable one-half mile, or a public employee parking garage must be within a walkable one-quarter mile if transit is unavailable. Two reserved parking spaces are required, with total parking otherwise provided according to local code. The lease has a 180-month full term and a 144-month firm term, with no option term. Expressions of interest must provide property, space, rental-rate, operating-cost, and representative information, plus written ownership authorization when submitted by someone other than the owner or property manager.
