The Niagara Frontier Transportation Authority (NFTA) is soliciting proposals for a lease agreement for a one-story class C building totaling 13,244 square feet, located at 235 Aero Drive in Cheektowaga, New York. The property includes 6,734 square feet of office space, 4,800 square feet of laboratory space, 1,682 square feet of warehouse/storage space, and a separate 402 square foot storage garage. The building is offered "as is" and the tenant is responsible for all improvements, non-structural repairs, maintenance, utilities, landscaping, and snow removal. The lease term is a minimum of three years to a maximum of five years with renewal options negotiable. The minimum asking price is $12.50 per square foot with a 3% annual escalation.
