Description
The City of Providence is soliciting proposals from qualified general contractors for Phase 1 restoration of the exterior envelope of Providence City Hall, a historic building. The work includes full replacement of high-slope slate shingle roofing and underlayment; removal, restoration, replication, and reinstallation of decorative copper elements; cleaning, repair, and waterproofing of cast iron; removal of low-slope roof systems; masonry cleaning, repair, and repointing; gutter and downspout work; wood-window restoration; roofing and wall waterproofing; fluid-applied air barriers and roofing; and design and construction of required scaffolding and temporary protections. Alternates cover restoration of the northeast and southeast roof pavilions. The building will remain occupied and open to the public during construction. The contractor must coordinate site logistics, maintain access and operations, obtain permits, manage debris and hazardous-material controls, provide qualified historic-restoration trades, comply with a Project Labor Agreement and prevailing-wage requirements, and submit qualifications for similar projects completed within the last five years. Addenda clarify anticipated parge-coat work at the base of the dome, tooling-repair limits, and that no Dutchman repairs have currently been identified. The project requires a 5 percent bid bond and performance and payment bonds equal to 100 percent of the awarded contract.
