Description
The Commonwealth of Massachusetts, acting through the Division of Capital Asset Management and Maintenance, is seeking proposals to lease approximately 1,500–2,000 usable square feet of office space for a Division of Banks field office in Chicopee, Holyoke, Ludlow, Springfield, Westfield, or West Springfield. The proposed premises must support approximately 17 staff members and include the specified office, support, meeting, telecommunications, security, accessibility, HVAC, electrical, and finish requirements. The selected proposer must provide a turnkey buildout, including architectural, engineering, permitting, construction, furniture where specified, and related landlord improvements. The proposal should also address 18 general parking spaces, preferably at no cost, and proximity to Interstate 90. The resulting Commonwealth Office Lease will have a 10-year term, with a target occupancy date of January 2027 or as soon as possible thereafter. The landlord will be responsible for ongoing property management, utilities, maintenance and repairs, janitorial and recycling services, building security and access, indoor-air-quality testing, professional design services, and compliance with applicable building, accessibility, sustainability, and decarbonization requirements. Proposers must complete the DCAMM Lease Proposal Form and provide requested property-management, operating-expense, tax, and access-and-opportunity information.
