Description

The U.S. Army Corps of Engineers is soliciting offers for a fully serviced lease of approximately 1,190 net square feet of retail office space in Anchorage, Alaska, with 24-hour access, communications infrastructure, a secondary exterior exit, and lighted parking for three government vehicles. The five-year lease must include base rent, common-area maintenance, utilities, janitorial services, parking, maintenance, and related building services, with government termination rights. The lease start date will follow government acceptance of the completed space rather than the proposal deadline. The lessor must provide a compliant turnkey build-out, including approved architectural and engineering drawings, construction and security improvements, communications wiring, video intercom entry control, CCTV/NVR systems, signage, finishes, fire and life-safety features, and a proposed floor plan. The offer must include pricing through the prescribed lease proposal forms, three complete construction bids including taxes, fees, demolition, and haul-away costs, proof of active SAM registration, evidence of ownership or control, and applicable authorization documentation. The lessor must accept the government lease and general clauses without changes and provide the specified fully serviced janitorial program during the lease term.
