Description

The General Services Administration is soliciting a 15-year lease, including a 10-year firm term and one 5-year option, for 6,552 to 6,897 ANSI/BOMA occupant square feet of fully serviced office space in Cheyenne, Wyoming. The offered space must be contiguous, self-contained, inside the designated downtown area, separated from law-enforcement agencies, and accessible to the Joseph C. O’Mahoney Federal Courthouse. The requirement includes one reserved parking space, at least 13 nearby public parking spaces, and normal operating hours of 7:00 a.m. to 5:00 p.m., Monday through Friday. The successful lessor will provide the building shell, tenant improvements, utilities, janitorial and snow-removal services, maintenance, HVAC, accessibility, fire and life-safety compliance, and extensive facility security measures. Security work includes access control, video surveillance, intrusion detection, duress alarms, ballistic-resistant reception-area features, secure network-room infrastructure, and related electrical, telecommunications, and construction coordination. The tenant-improvement allowance is $53.06 per ABOA square foot, and the building-specific amortized capital allowance is $12.00 per ABOA square foot. Initial offers must be submitted through the Requirement Specific Acquisition Platform, with additional due-diligence materials required from the apparent lowest-priced offeror.
