Northeast Ohio Medical University (NEOMED) is requesting qualifications for Architecture and Engineering (A/E) services to design a new Graduate Student Apartment Housing and First Floor Innovation Hub facility. The project is located on the Rootstown campus, north of the Medical Office Building and east of The Village apartments. The scope of services includes programming, design, and construction administration for an approximately 150,000 square foot facility. The building will feature a first-floor innovation hub for collaborative programming and four additional floors dedicated to 130 single-unit apartments for graduate students. LEED strategies will be incorporated into the design, though LEED certification will not be pursued with the USGBC. NEOMED will separately procure geotechnical and soil boring testing for the site. The estimated total project cost is $80,000,000.00, with an estimated construction cost of $66,700,000.00. The estimated basic fee range for professional services is 6.75% to 7.00% of the construction cost. The project anticipates a Professional Services Start Date of August 26, 2026, and a Construction Notice to Proceed of June 27, 2027, with Substantial Completion targeted for March 29, 2029.
