Description
The U.S. Department of Agriculture (USDA) is seeking expressions of interest for leased office and related space in Elyria, Ohio. The required space is between 3,896 and 4,090 ABOA square feet, with a maximum of 4,480 RSF. The lease will have a firm term of 5 years with termination rights of 120 days, and a full term of 20 years. Key requirements include 4 reserved government vehicle parking spaces, 7 reserved visitor/customer parking spaces, and 14 non-reserved employee parking spaces with pull-through capabilities for trucks with trailers. The access road and parking area must be paved. The space must be in a professional office environment, free from living quarters, and not adjacent to businesses selling alcohol, firearms, or offering drug treatment or detention services. Subleases are not acceptable. First-floor space is preferred, and office space must be contiguous on one floor with at least two means of egress. If above ground level, an accessible elevator is required. The space must meet government requirements for fire safety, accessibility, seismic, and sustainability standards, and a fully serviced lease is required. The offered space must not be in a 0.2-percent-annual chance floodplain. Entities must also comply with Section 889 of the FY19 National Defense Authorization Act.
