Description
The City of Yucaipa is seeking qualifications and proposals from experienced firms, organizations, operators, or business entities to provide a financially sustainable, turnkey operating concept for the approximately 18,850-square-foot Yucaipa Performing Arts Center. The selected operator will be responsible for managing, staffing, promoting, operating, activating, and maintaining the facility as negotiated, while assuming appropriate operating and financial risk and eliminating the need for an ongoing City General Fund subsidy. Proposals may include performing arts, live entertainment, food and beverage, restaurant, music, dance, private events, community programming, hospitality, mixed-use, or other compatible commercial and entertainment uses. Respondents must present a business plan and financial strategy addressing proposed uses, programming, staffing, operations, marketing, economic activation, revenue and pricing models, private capital investment, maintenance, permits, insurance, transition, performance measures, existing rentals, and City-use accommodations. The proposal must include three comparable client references from the past five years, an authorization page, and required insurance documentation. The City permits subcontracting for supporting services such as food service, ticketing, security, advertising, and accounting.
