Description
The City of West Des Moines is soliciting Statements of Qualifications from firms to provide Construction Manager at Risk services for the reconstruction of Fire & EMS Station No. 21 at approximately 16,600 square feet on the main floor plus a 2,250-square-foot mezzanine. The scope includes preconstruction services, demolition of the existing station, site improvements, construction and coordination of the new station, cost estimating, constructability review, value analysis, scheduling, phasing, bidding support, GMP development, subcontractor coordination, construction management, safety, quality control, commissioning coordination, and closeout. The existing telecommunications tower and associated generator will remain. The facility is expected to include fire and emergency medical services offices, meeting and training rooms, emergency medical learning labs, fitness and sleeping rooms, restrooms and locker rooms, kitchen and day room areas, apparatus bays, an ICC storm shelter, and related support spaces. The preliminary project budget for demolition, building construction, site construction, CMaR fees, and general conditions is approximately $12.7 million. The anticipated construction period is June 2027 through October 2028, followed by commissioning and closeout and then furniture installation and occupancy. Qualified respondents will later be invited to submit proposals under a separate RFP process.
