The Urban Redevelopment Authority of Pittsburgh (URA) is soliciting proposals for the purchase and redevelopment of the 6111 Butler Street site (120-G-145) in the Upper Lawrenceville Neighborhood of Pittsburgh. This 14.21-acre brownfield site, formerly occupied by Tippins International, has undergone significant site preparation, including demolition, remediation, and infrastructure improvements such as stormwater and sanitary sewers. The URA has invested over $4 million in the property. The site is zoned RIV-GI (Riverfront General Industrial Subdistrict) and is bordered by the Allegheny River to the north, 62nd Street to the east, Butler Street to the south, and a Sunoco tank farm to the west. The URA encourages innovative and creative responses that optimize neighborhood planning goals, building density, job creation, ecological design, and green facility operations. Proposals should demonstrate the capacity to transform the site according to high development standards and present economically viable development prospects. Sustainable practices are encouraged, including stormwater management, use of indigenous plant material, non-toxic and recycled materials, and pedestrian/cyclist amenities. The URA reserves the right to award portions of the site to multiple developers or the entire site to a single developer, and to decline any or all submissions. The selected developer will be responsible for obtaining all necessary approvals and entitlements.
