Description
Santa Barbara County is requesting qualifications and proposals from a qualified Inspector of Record firm or individual for the Santa Barbara Veterans Memorial Building HVAC and Structural Improvements Project. The project includes HVAC upgrades or replacement, window repairs or replacement, ADA restroom remodeling, structural beam reinforcement, electrical panel upgrades, and related construction work at the historic building. The IOR will provide services from project inception through construction completion, closeout, and regulatory acceptance. Responsibilities include continuous on-site inspection; daily and weekly reports with photographs; inspection-request logging; review of work for conformance with plans, specifications, Title 24, and applicable codes; maintenance of project files and record documents; attendance at weekly meetings; review of contractor payment requests; documentation of deviations; coordination of special inspections and testing; deficiency and punch-list tracking; schedule-delay reporting; occupancy and closeout coordination; and use of the project’s construction management information system. The response requires a qualifications proposal and a separate sealed cost proposal, with the qualifications submission limited to 27 pages and the cost proposal submitted as a separate file.
