Description

Sharon Housing Trust, Inc. is soliciting a contractor for a base bid covering exterior renovation of three occupied, two-story apartment buildings. The work includes removal and replacement of approximately 85 full-frame windows, six apartment entry doors, one partial-height basement door, vinyl siding and accessories, weather-resistive barrier, fanfold backer board, exterior window and door trim, aluminum trim wrap at porch posts, beams, fascia, and rake, porch lattice and skirting, interior window trim and painting, and Building Modifications A–F at 93 North Main Street. The base bid also includes new porch entry steps at 93 North Main Street. An optional add alternate covers front entry steps and railings at 91 and 95 North Main Street and replacement of the Bilco door and areaway foundation at 93 North Main Street. The contractor must field-verify dimensions and quantities, coordinate work in occupied units, maintain weather-tight and secure conditions, provide cleanup and debris removal, comply with manufacturer installation requirements and applicable codes, and provide a written construction schedule. The project includes a $75,000 window-material allowance, requires an EPA Lead-Safe Certified Firm using Certified Renovators, requires a Connecticut Home Improvement Contractor license, and requires compliance with lead-safe renovation practices. Hazardous-material abatement is excluded from the base bid unless otherwise authorized, but bidders must identify assumptions and exclusions and coordinate sequencing and protection around known lead- and asbestos-containing materials. Bid packages must include the completed Bid Form, Connecticut HIC license, workers’ compensation and general liability insurance certificates, EPA Lead-Safe Certified Firm documentation, three professional references for comparable occupied residential work, exclusions and assumptions, earliest available start date, estimated construction duration, and pricing information.
