Description
The City of Boulder, through its Transportation and Mobility Department, seeks a qualified firm with airport real estate expertise to provide as-needed marketing and listing services for vacant Boulder Municipal Airport properties. The scope includes maintaining a current inventory of vacant properties; conducting preliminary market analyses and evaluating market rates; developing marketing materials for commercial and executive hangars and land; coordinating potential-lessee screening and lease execution; and drafting contracts using City-provided templates. Required deliverables include preliminary market-pricing analyses, executive summary listing sheets, tenant-screening reports, draft contracts, and periodic listing-activity reports. Proposals must address airport land-use regulations, airport rate-setting methodologies, Federal Aviation Administration policies and procedures for airport leasing, leasing arrangements and allowable land uses, relevant recent transactions and airport listing experience, the service team and staffing plan, response times, hourly rates, and a proposed commission structure. The proposal must also include the City's completed Acceptance of Terms and Conditions form, Non-Collusion Certificate, and a Colorado Secretary of State Certificate of Good Standing or applicable explanatory statement.
