Description
The City of Yucaipa is requesting qualifications/proposals from one or more California-licensed real estate brokers to represent and assist the City with the sale of city-owned surplus and exempt-surplus properties. Services may include recommending listing and minimum sale prices, developing and managing marketing and solicitation processes, vetting potential developers and projects, coordinating site tours, assisting with legally permissible communications and negotiations, and coordinating customary real estate transaction activities. All work must comply with the California Surplus Land Act, California Department of Housing and Community Development regulations and guidelines, and other applicable laws. Proposers must demonstrate at least five years of experience and representation of buyers or sellers in at least ten transactions, provide a list of relevant transactions completed during the past 24 months, identify key personnel and subconsultants, submit a marketing plan for the local market, disclose conflicts of interest, and provide a fee schedule. The stated brokerage fee is 5%, with a 2.5%/2.5% split if the buyer has its own agent. Proposals are limited to 10 pages, excluding fee and wage schedules, cover letters, exhibits, and resumes. The anticipated contract term is one year, with two additional one-year extension options.
