Description

The University of Colorado Boulder is conducting a two-step procurement for a design/bid/build general contractor for Research Lab 2 lighting upgrades. The project includes demolition of existing luminaires; installation of energy-efficient LED lighting fixtures; replacement and modernization of lighting controls; occupancy sensing; emergency-lighting upgrades; and integration with building-control systems where required. Existing lighting branch circuits are generally intended to remain and be reused where feasible. Step I requires prequalification. Firms must demonstrate, among other qualifications, a Colorado office maintained continuously for five years; successful completion of at least three similar projects within the last five years, each with an adjusted construction contract amount of at least $400,000; $500,000 bonding capacity for each labor-and-material payment bond and performance bond; relevant project-manager and superintendent experience; insurance capability; schedule and project-management systems; and the ability to meet the projected construction schedule. The submittal must include a concise firm introduction, Colorado office history, similar-project experience, claims and completion history, bonding and insurance evidence, key-personnel qualifications and references, schedule information, workload and capacity, project-management approach, local-subcontractor involvement, apprenticeship-program information if applicable, and a completed acknowledgment and attestation form. The prequalification submittal is limited to 12 pages excluding the cover letter and acknowledgment and attestation form, must be at least 10-point font, portrait format, and submitted as one bookmarked PDF. Prequalified firms will later be invited to submit conventional bids, with the stated intent to award to the lowest responsible bidder.
