Description

Colorado State University is soliciting a Construction Manager/General Contractor for renovation of the northwest first floor of the Anatomy and Zoology Building to relocate the CU School of Medicine. The project will create classrooms, offices, study and relaxation areas, mock examination rooms, an ultrasound teaching space, storage, technology infrastructure, and related support spaces within approximately 8,500 square feet. The CM/GC scope includes preconstruction services such as constructability review, estimating, value engineering, scheduling, subcontractor procurement, and development of a Guaranteed Maximum Price, followed by demolition, interior construction, mechanical, plumbing, electrical, lighting, fire protection, communications, security rough-ins, and asbestos abatement. CSU confirmed that asbestos abatement must be assumed as part of the scope, although supporting hazardous-materials information will not be available before the Step 1 submittal deadline. The building will remain occupied during construction, and the July 26, 2027 academic start date is the fixed critical completion date. The fixed limit of construction is $4,000,000, while the estimated design and construction project cost is $7,500,000; owner FF&E installation is excluded from the CM/GC scope. The procurement uses a two-step process, with prequalification followed by interviews and a fee proposal for shortlisted firms.
