Description
The Town of North Salem is soliciting a contractor to furnish all labor, materials, and equipment for complete exterior porch repairs at the Lobdell House. The work includes temporary support; replacement of three existing supports; installation of three 14-inch-diameter, 42-inch-deep concrete sonotube footings with 2-by-4 bracing and Simpson connections; and repair or replacement of roof beams, rafters, headers, fascia, lattice, and other exterior wood components. Addendum 1 requires actual-dimension lumber to match the existing roof beam and requires footing replacement to be sequenced one at a time. Bidders must also provide an alternate total bid for seven additional footings and posts, with bracing and hardware as needed for a complete replacement. The project includes lead-safe preparation, exterior-surface repair and painting, site protection and cleanup, and compliance with applicable prevailing-wage, OSHA lead-exposure, EPA Renovation, Repair, and Painting, and contractor-registration requirements. The contract term is three months, with payment as a lump sum upon completion and approval.
