Description
Clear Creek Independent School District is seeking one or more qualified Texas-licensed commercial real estate brokerage firms to provide brokerage, advisory, valuation, marketing, negotiation, and transaction management services for the disposition of surplus District-owned real property. The scope includes highest-and-best-use analysis, development feasibility assessments, broker opinions of value, comparative market analyses, pricing recommendations, marketing plans and offering memoranda, buyer and developer outreach, listing and advertising, negotiation support, board presentation support, due diligence coordination, and closing coordination. Respondents must have a current Texas real estate broker license, authorization to conduct business in Texas, at least five years of commercial real estate experience, and at least three comparable public-sector, educational, governmental, institutional, or commercial land transactions completed within the past five years. Proposals must address firm qualifications, relevant experience, proposed team, local market expertise, marketing and service approach, compensation structure, and references, including at least three similar-service client references. Professional liability and commercial general liability insurance are required. The initial contract term is three years with up to two one-year renewal options; the District may establish a pre-qualified broker pool and award contracts to one or more firms without guaranteeing assignments or a minimum volume of work.
