Gwinnett County is soliciting competitive sealed proposals from a single prime contractor or team for a turnkey design-build project at the Environmental & Heritage Center Sensory Treehouse. The full combined scope includes experience and exhibit design, original media production, cinematography, animation, sound design, narration, captioning, English, Spanish, and one additional language, audio description, American Sign Language, sensory-friendly modes, and grade-specific versions. The base bid includes a 30-minute enhanced immersive film and expanded immersive media experience; up to 25% stock footage may supplement original footage. LED is acceptable as an alternative to projection. The contractor must provide complete design, engineering, procurement, construction, installation, facility modifications, licensed trades, permitting, inspections, programming, testing, calibration, commissioning, training, and warranty support. Scope includes audiovisual equipment and integration, projection or LED systems, spatial and surround audio, show control, acoustic and blackout treatments, structural and electrical work, HVAC and cooling coordination, flooring and projection-surface preparation, cabling, network requirements, and operational interfaces. All work and costs must be included in the proposal, and the prime contractor must cover both media production and audiovisual systems integration. The project is classified as public works; a 5% bid bond and 100% payment and performance bonds apply to the full contract value and must be provided by the prime contractor. The County anticipates completion within a maximum of 10 months if work begins in December 2026, with award anticipated in early November 2026.
