Description
Fluor Marine Propulsion (FMP), a Department of Energy prime contractor, is seeking sources for leased office space in the Schenectady/Southern Saratoga area of New York. FMP currently occupies leased space that is expiring and is considering alternative locations if economically advantageous. This includes evaluating relocation costs, tenant improvement replication, telecommunication infrastructure, and non-productive downtime. The requirement is for 70,000 to 90,000 square feet of contiguous, furnished office space, capable of accommodating approximately 400 seats (mix of cubicles, offices, and conference rooms). The space must include reserved parking for all employees, and the lessor must provide all facility support such as grounds maintenance and janitorial services. A food service area is required, and the lessor must be willing to allow facility modifications to control public access at FMP's expense. Additionally, the facility must contain approximately 2,800 square feet of stockroom/processing space and must be an existing building. The preferred location is within a 10-mile radius of Burnt Hills, NY, to support two FMP sites. The proposed lease term is for 5 years, subject to annual appropriations. Occupancy is anticipated for March 1, 2027. Interested parties must submit a Statement of Interest and Qualifications (not exceeding five pages), building name and address, rentable square feet and expected rate per rentable square foot (delineated by shell rent and operating costs), method of measurement used, common area factors, and any energy efficiency ratings or certifications.
