Description
The U.S. Government, through the General Services Administration (GSA), is soliciting lease proposals for approximately 21,511 to 22,150 ABOA square feet of office space in Arlington, Virginia. The delineated area for this opportunity is bounded by I-395 to the north and west, George Washington Memorial Parkway to the east, and Route 120 to the south. The space must be on a single floor and capable of accommodating construction compliant with ICD-705 standards. The lease term is for 10 years, with a firm term of 8 years. Both Tenant Improvements and Building Specific Amortized Capital will be amortized over 8 years. For offered locations other than existing leased space, the Tenant Improvement Allowance is $58.956 per ABOA SF, and the Building Specific Amortized Capital is $12.00 per ABOA SF. Existing leased space has no allowance for Tenant Improvements or Building Specific Amortized Capital. Proposals will be evaluated on a lowest-priced, technically acceptable basis without negotiations. Interested parties must register and submit offers through the GSA Leasing Portal at https://leasing.gsa.gov. The Open Period for submissions runs from the 1st to the 7th of each month, ending at 8:00 p.m. Eastern Time, unless the 7th falls on a weekend or Federal Holiday. Subleases will not be considered. Vendors are encouraged to review Section 889 of the FY19 National Defense Authorization Act regarding telecommunications equipment restrictions.
