Description
This performance-specification, turnkey project requires replacement of two designated boilers, associated primary pumps, piping, valves, flue and intake ducting, appurtenances, and related operational technology systems within the existing mechanical room. The work also includes electrical power updates, mechanical and electrical installation, controls upgrades, integration with the County’s building automation system, programming, commissioning, documentation, and replacement or modification of eight second-floor VAV air-terminal controllers. The proposer must coordinate with the County’s Master Systems Integrator, AGM Energy Services/IMEG, and include the integration work in its proposal. The project is a single lump-sum proposal with base and alternate scopes, including possible extended maintenance, domestic hot-water-system replacement, and replacement of the remaining hot-water boiler system. Prevailing-wage, Davis-Bacon, bonding, project-labor-agreement, responsible-contractor, insurance, permitting, and occupied-building coordination requirements apply. The County expects staged work and commissioning by the end of January 2027.
