Description
The Toledo Area Regional Transit Authority is soliciting a single-prime contractor for interior renovations at its downtown transit hub. The work includes reconfiguration of existing administrative areas, selective demolition, replacement of deteriorated finishes, doors, glazing, millwork, flooring, ceilings, painting, signage, restroom improvements, and preparation of underutilized areas as future tenant shell spaces. The scope includes replacement and modification of HVAC, plumbing, electrical distribution and lighting, low-voltage communications and data infrastructure, fire alarm, access control, video surveillance, and expansion of the existing sprinkler system to first-floor business areas and enclosed rooftop parking spaces. The facility will remain operational during construction, requiring sequencing and phasing to minimize disruption, advance coordination of utility shutdowns, and security access controls. The project requires a Project Labor Agreement and federally funded-project compliance, including Build America, Buy America, Davis-Bacon prevailing-wage, and applicable Federal Transit Administration requirements. Construction is estimated at six to eight months, with weekly Owner-Architect-Contractor meetings required after award.
