Description
Dayton Public Schools is soliciting a performance-specification design-build contractor for Phase 2 HVAC and building automation system upgrades at Thurgood Marshall STEM High School, Kemp Elementary School, and Kiser Elementary School. The scope includes demolition of existing systems; design and installation of new high-efficiency boiler and air-cooled chiller plants; HVAC equipment, air-handling and variable-air-volume systems; controls, sensors, metering, BACnet communications, and integration with the District's open Niagara-based building automation system; and associated plumbing, electrical, structural, ceiling, finish, fencing, testing, balancing, commissioning, training, and closeout work. The Kiser scope also includes replacement of a DX cooling system. The base proposal includes a $75,000 allowance for each building. Alternates include five-year chiller compressor parts-and-labor coverage, five-year complete chiller parts-and-labor coverage, five-year chiller preventive maintenance, and five-year boiler preventive maintenance. Proposers must provide pricing, a construction schedule, scope and assumptions, relevant experience, capability information, a quality assurance/quality control plan, proposed equipment and materials, financial information, references, a current client list, community-inclusion documentation, and required affidavits and certifications. The project is expected to be fully completed by November 13, 2027, with substantial implementation milestones during 2027.
