Description
Hidalgo County's WIC Program seeks a qualified lessor to provide a lease of real property in north McAllen, Texas, for a lactation center. The space must contain 2,000 to 3,000 square feet of tile flooring and designated areas for reception, nutrition education, counseling, computer-based food-card issuance, laboratory services, lactation, lounging, and two storage rooms. The property must be located in the specified north McAllen corridors and include ADA-compliant access, accessible restrooms, employee restrooms, at least 30 client parking spaces, 10 employee spaces, and at least two accessible parking spaces with ramp access. The lessor must provide utilities, heating and central air, garbage pickup, pest control, lawn care, floor maintenance, building maintenance, mold prevention, and timely repairs. Any required renovations, including painting, office modifications, fiber-optic availability, or closet shelving, must be completed at the lessor's expense within 90 days after award. A new building, if proposed, must be completed approximately 120 days after award. The response must include pricing by square foot, property identification or geographic identification number, and the legal description of the proposed property. The initial term is one year from the date approved by Commissioners Court, with five additional one-year renewal options at the County's discretion.
