The United States Coast Guard is seeking existing, modern, move-in-ready, fully serviced Class A or Class B commercial office space in McAllen, Texas. The offered space must provide approximately 6,500 to 8,500 ANSI/BOMA office area square feet and at least approximately 7,500 rentable square feet, with full-service rates including utilities, HVAC, janitorial services, trash removal, and building maintenance. The property must be directly off or have immediate access to Highway 2 between Exits 69E and 69C, and must support immediate occupancy after award and any necessary tenant improvements. Required features include administrative work areas, a medical-readiness support room with sink and storage, a conference room for 12 to 15 people with audiovisual and teleconferencing capability, and a secure climate-controlled telecom/server room with independent continuous cooling, secure access, and space for a four-post server rack. The property must provide roof access for antennas and satellite equipment, weather-tight cable conduits, backup power, 24/7/365 authorized access, secure parking for at least five government vehicles, and parking for up to 20 staff and visitors. The written Expression of Interest must include ownership or exclusive representation documentation, property and space details, an architectural floor plan, fully serviced rental rates, availability information, parking details, infrastructure specifications, included building services, and applicable energy-efficiency information. The lease includes a one-year firm term and five optional one-year renewal periods.
