Description
Florida A&M University is seeking a qualified individual or firm to provide comprehensive property management services for Rattler Pointe Apartments, an approximately 59-unit, 235-bed student apartment complex consisting of four buildings. The property is fully furnished and currently approximately 100% occupied. Services include student-focused leasing and marketing, occupancy reporting, roster reconciliation, accounts payable, budget development and monitoring, monthly financial reporting, daily property operations, vendor and contractor oversight, preventive maintenance, emergency response coordination, damage assessments, project reporting, resident communications, work-order management, move-in and move-out inspections, community programming, complaint resolution, regulatory and Fair Housing compliance, insurance and risk-management oversight, and record retention and reporting. Proposers must describe their company background, student-housing experience, organizational structure, key personnel, licenses and certifications, financial stability, technical approach, staffing plan, project-management approach, transition and implementation plan, risk mitigation, and pricing. The proposal must include the required acknowledgement and other solicitation forms, at least three relevant references, a detailed cost proposal, and the requested supporting documentation. The resulting contract is planned for five years, with an option to renew for one additional year.
