Description
The City of Rancho Cordova is soliciting proposals from qualified affordable housing developers for a multifamily rental housing community on City-owned property near Rancho Cordova Parkway and Chrysanthy Boulevard. The selected developer will be responsible for financing, design, entitlement, permitting, construction, ownership, operation, maintenance, and long-term affordability compliance for a development containing at least 210 housing units for lower-income households. Proposals must address developer qualifications and comparable affordable housing experience, the development concept and conceptual design, development team, project schedule, sources and uses and financing strategy, long-term ownership and management, resident services, disclosures, and exceptions. The project is expected to include a mix of extremely low-, very low-, and low-income units, resident amenities and services, sustainable building practices, and compliance with applicable City standards. The City anticipates negotiating an Exclusive Negotiating Agreement with the selected proposer, subject to City Council approval.
