Description
Ogden City Corporation is seeking one qualified commercial property management firm to manage the Salomon Center at 2261 Kiesel Avenue. The scope includes transition from the existing master-lease structure; tenant relations and lease administration; market analysis, leasing, tenant recruitment, and lease negotiations subject to City approval; rent collection and financial reporting; common-area cost and utility administration; preventive and responsive maintenance; contractor and vendor coordination; approved repair and improvement project management; emergency response; and ongoing reporting to City staff. The initial management-services term is three years, with up to two additional one-year renewal terms by mutual written agreement. Proposals must include a completed and signed Exhibit B fee and cost proposal, a management approach and transition plan, qualifications and comparable property experience, proposed staffing, leasing and tenant-recruitment approach, financial and maintenance methodologies, a representative monthly management report or dashboard, at least three comparable client references, and evidence of insurability and required professional qualifications. Proposals are limited to 30 pages, excluding specified materials such as the cover, table of contents, insurance evidence, Exhibit B, pricing attachments, resumes, and requested sample reports.
