Description
Texas Southern University is soliciting proposals from building owners for a master lease covering approximately 350 to 450 student-housing beds in a facility or adjacent facilities within a five-mile radius of the university campus. The proposed housing should support student occupancy and provide suitable, safe, and desirable accommodations, preferably with students located together. Required or preferred features include secure building access, security, laundry facilities, community space, mailroom facilities, lockable bedrooms, parking, wireless internet, cable television, fitness or other amenities, and applicable life-safety systems. The proposed gross rent must include unit rent and identified operating costs, including common-area maintenance, custodial and grounds services, security, repairs, capital maintenance, pest control, trash removal, owner insurance, property taxes, utilities, internet, and basic cable television. The initial lease term is two years, with two possible one-year extensions by mutual written agreement. Proposals must address property characteristics, management and staffing, qualifications and experience, facility availability, pricing, and at least three professional references. The submission must include two paper copies and one flash-drive version, organized according to the specified proposal sections and exhibits.
