Description
The Town of North Branford is accepting proposals from qualified contractors to design and build a replacement HVAC system for the Stanley T. Williams Community Center. The turn-key project includes removal and disposal of existing equipment, furnishing and installing new equipment, permitting, rigging, controls integration, engineered drawings, and work coordination while the building is occupied. The existing system includes two HB Smith oil boilers, mini-splits and air handlers for air conditioning, and a 1,000-gallon indirect water heater. The Town's stored Lochnivar natural-gas boilers may be converted to propane and used if feasible, with propane-tank installation required. The project also includes replacing old thermostats, implementing a building management system, reviewing and adding controls to the gym air-conditioning system, and addressing heating for the outside ramp. Preventive maintenance after completion may be negotiated separately from the one-year workmanship warranty. Addendum Two extends the RFP opening date to September 30, 2026, at 11:00 AM, and requires acknowledgment of the addendum in the Statement of Qualifications; failure to acknowledge does not disqualify a bid, but bidders remain responsible for the addendum's information.
