Description
The Township of Wayne is issuing a Request for Proposal (RFP) for the lease of space at the Wayne Community Center located at 1 Pike Drive, Wayne, NJ 07470. The space includes a waiting room, reception window, 12 offices, 2 multipurpose rooms, 2 bathrooms, a kitchenette, and closet space. The Township will consider proposals from vendors operating as school facilities, child care, health and wellness services, medical services, day programs for youth or adults, or professional office space. Proposals from bars, restaurants, night clubs, concessions, direct sellers of groceries, home goods, general supplies, or materials where the public would purchase goods on site will not be considered. The lease term is one 5-year term with the option to renew for up to two additional 5-year terms. The minimum monthly rent for the first 5-year term is $8,000, with a minimum increase of $200 per month for each subsequent term. A $1,000 security deposit is required. The space will be available starting November 1, 2026. The Township is responsible for snow removal, landscaping, utilities (electric, gas, water, sewer), major repairs, and perimeter security cameras. The tenant is responsible for insurance, general maintenance, waste removal, and any reconstruction or wiring for phone, cable, wifi, and indoor security cameras. Proposals will be evaluated based on past experience (30%), references (10%), and proposed rent (60%).
