Description
Rowan-Cabarrus Community College is seeking an independent, third-party commissioning agent for the design and construction of a new approximately 45,000-square-foot Automotive Building. The estimated total project budget is $25,000,000. The facility will include classrooms, laboratories, offices, automotive bays, an auto-body and paint booth, heavy diesel technology spaces, support areas, a paved working yard, and a fenced vehicle storage area. Commissioning services will span conceptual and schematic design, design development, construction documents, construction administration, acceptance, project close-out, and post-acceptance activities. The scope includes design peer reviews, commissioning planning, systems and equipment review, construction checklists, site observations, startup verification, functional performance testing, systems manual review, owner training, building-envelope commissioning, air-tightness testing, and a post-acceptance site visit. The project emphasizes enhanced commissioning, energy efficiency, sustainable design principles including WELL Building and PHIUS guidance, and compliance with North Carolina State Construction Office requirements. Proposals must include a letter of interest, commissioning approach and organizational chart, examples of similar State Construction Office-administered projects, three higher-education client recommendation letters, key staff resumes, and signed addenda, submitted as one PDF file no larger than 20 MB.
