Description
The City of Ansonia and Ansonia School Building Commission are soliciting qualifications and proposals from professional firms to serve as the independent commissioning agent for a new middle school and District Central Administrative Offices. The project is approximately 132,457 square feet, includes a construction budget of approximately $80 million, and is expected to support occupancy beginning in June 2029. Services cover design and preconstruction, procurement and construction, pre-occupancy, occupancy/post-occupancy, and operations phases. The commissioning agent will develop owner requirements, commissioning plans and specifications, review design documents and submittals, conduct site observations, develop and oversee functional testing, maintain issue logs, verify correction of deficiencies, review systems manuals and training, and prepare commissioning reports. Systems include HVAC and refrigeration, building automation and controls, indoor air quality, electrical and emergency power, plumbing and domestic hot water, lighting controls, renewable energy, life safety, security, communications, and building-envelope systems. The solicitation also requires building-envelope air and water infiltration testing and whole-building air-tightness testing.
