The U.S. Army Corps of Engineers is soliciting offers for a fully serviced, turnkey lease of approximately 3,200 gross square feet and at least 3,100 net square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must be within the delineated area, provide 24-hour access, a secondary exterior egress, lighted parking for eight Government vehicles plus additional employee and customer parking, communications infrastructure, visible signage, and compatibility with surrounding businesses. The lease includes termination rights and may be negotiated for up to 10 years; the solicitation states that five-year firm-term leases are generally not considered. The lessor is responsible for design and construction of alterations, permits, architectural and engineering drawings, fire and life-safety compliance, accessibility, HVAC, plumbing, electrical and communications infrastructure, video intercom entry control, CCTV/NVR security systems, signage, finishes, and related construction requirements. The fully serviced lease also includes utilities, maintenance, insurance, snow and landscape services, and recurring janitorial services. Offers must include the completed Proposal to Lease Space form, completed construction bid proposal worksheet, active SAM registration evidence including a CAGE code, an existing floor plan, evidence of ownership or control of the property, and the required lease and representation materials.
