Description
Glenn County Public Works Agency is soliciting proposals from qualified aviation-related businesses to lease and operate Hangar 1C at Willows-Glenn County Airport. The facility contains approximately 6,200 square feet, including a 4,700-square-foot executive hangar and 1,500 square feet of office space, with taxiway and utility access. The minimum lease term is five years, and proposers must state the proposed lease rate, term, operational plan, anticipated commercial activity, and any proposed sublease revenue share. The fair-market benchmark is $4.00 per square foot per year for the commercial hangar lease; additional surrounding land may be leased at a base rate of $0.38 per square foot per year. Preference will be given to licensed aerial-agricultural applicators serving the regional agricultural community. Proposals must address qualifications and experience, financial capability, proposed development or improvements, capital investment, commercial-activity timeframe, lease terms, references, and required aviation, pesticide-control, business, and local licenses. Required proposal materials include an introductory letter, company information, executive summary, professional and financial references, applicable development-plan materials, and proof of required licenses. The selected lessee must maintain applicable aircraft or general liability, automobile, workers’ compensation, employer’s liability, pollution, hangarkeepers, fire legal liability, property, and business-interruption insurance, with the County named as required by the solicitation. Addendum 1 confirms that the pre-submittal conference and site visit are non-mandatory, corrects the lease-term language to a minimum of five years, removes an erroneous land-dimension entry, and requires acknowledgment of the addendum.
