Description
The City of St. Joseph is soliciting proposals to lease Hangar D-1, an approximately 2,640-square-foot aircraft storage facility at Rosecrans Memorial Airport, formally addressed as 150B NW Rosecrans Road. The premises include an approximately 140-square-foot restroom/store area, washer/dryer hookups, 10 feet of surrounding land, and potentially adjacent automobile parking. The lease is limited to aeronautical purposes, including aircraft storage, aircraft maintenance, and other approved aeronautical uses. The proposed lease is month-to-month and subject to 30 days' written termination notice. Proposers must state the nature of their business operation and the monthly rent they are willing to pay. The successful lessee will be responsible for utilities, janitorial services, hazardous-waste removal, mowing, snow removal, upgrades, and maintenance of areas outside the facility. The lessee must pass a federal personal background check and comply with applicable local, state, federal, FAA, and airport requirements. The draft agreement requires specified aviation/general liability, automobile, property, and workers' compensation insurance, including $5 million per-occurrence aviation liability, $5 million per-occurrence commercial general liability, and $1 million per-occurrence automobile liability coverage.
