Description
The U.S. Government is seeking competitive lease proposals for 2,352 to 2,470 ABOA square feet of office space within the delineated Portland, Oregon, area. The space must accommodate a district office and an OIG area, including private offices, workstations, a 24/7 climate-controlled LAN room, reception, break, conference, training, storage, and secure storage areas. The offer must include three reserved, secured, on-site parking spaces for official government vehicles, and the two office areas must be demised. The Government prefers second-generation office space with an existing office build-out and building systems requiring minimal construction, such as interior partition reconfiguration, finishes, limited MEP adjustments, device relocations, and related fire/life-safety modifications. Existing systems furniture and furnishings may be offered at no additional cost but are optional and will not be evaluated for technical acceptability. The lease term is 15 years, with 13 years firm; the tenant improvement allowance is $67.80 per ABOA square foot and the building-specific amortized capital allowance is $12.00 per ABOA square foot.
