Description
The Department of Veterans Affairs is seeking capable sources and suitable properties for a fully serviced lease of contiguous clinical space for outpatient readjustment counseling. The requirement is for up to 6,525 rentable square feet, or 4,833 ANSI/BOMA office area square feet, on a single floor within one building, preferably on the first floor, with 30 reserved surface parking spaces, including ADA spaces. The property must be in the delineated Sarasota area, be zoned and compatible with the intended use, and meet applicable federal and local requirements for fire safety, physical security, accessibility, seismic, sustainability, and ADA compliance. It must not be in the FEMA 100-year floodplain or near specified incompatible uses. Access to public transportation is also required. This is a sources-sought notice and not a solicitation for offers or proposals. The anticipated lease term is 20 years, consisting of a 120-month firm term and a 120-month soft term, with the Government having a right to vacate after the firm term on 180 days' notice. Respondents must provide property ownership and representation information, adjacent-property descriptions, photographs, a space layout, and proof that the property is within the delineated area; pricing must not be included.
