Description
The U.S. Government is seeking competitive proposals to lease 4,900 ABOA square feet of office space in a defined area of Corpus Christi, Texas. The requirement includes 20 surface parking spaces, secured parking for government vehicles, and compliance with applicable fire and life-safety, accessibility, seismic-resilience, and energy-efficiency standards. The proposed space may not be on the first or top floor, in a shopping mall or shopping center, or near specified excluded tenants and facilities. The lease term is 15 years, with 13 years firm, and the amortization term is eight years for tenant improvements and building-specific amortized capital. The space will house a federal law-enforcement office, and the government will award to the lowest-priced, technically acceptable offer without negotiations through the Leasing Portal. A post-award schedule anticipates design, construction, inspection, and acceptance activities over 245 working days from lease award.
