Description
The Jersey City Redevelopment Agency is soliciting proposals from qualified developers or redevelopment teams for the acquisition and redevelopment of 550 Johnston Avenue, Block 15401, Lot 1, in the Beacon Redevelopment Area. Respondents may propose a purchase price or a long-term ground lease and must address the property's redevelopment in accordance with the Beacon Redevelopment Plan and applicable approvals. The successful respondent will be responsible for the proposed project's development, design, permitting, utilities, infrastructure, financing, construction, and other associated costs. Proposals must include a detailed project proposal, work plan and development schedule, financing and acquisition offer, government-responsibility assumptions, key personnel, organizational and ownership information, a completed Redeveloper Questionnaire, and required disclosure forms for persons holding at least a 10% ownership interest. Residential proposals receive preference when at least 20% of residential units are deed-restricted as affordable housing. The successful respondent may be required to carry $5,000,000 in general liability insurance and $2,000,000 in property damage liability insurance, and a construction performance bond may be required before construction begins. A non-refundable $1,500 submission fee is required with each proposal.
