Description
The City of Palm Desert is soliciting qualifications and preliminary development concepts for the potential disposition and residential development of two City-owned vacant parcels totaling approximately 42,253 square feet, or 0.97 acres, at 44215 San Pascual Avenue. The site is zoned Residential-2, with an indicated density range of 3 to 10 dwelling units per acre, and utilities are reported to be available. The City is not prescribing a specific residential product type; concepts may include single-family, small-lot, duplex, triplex, courtyard, townhome, multifamily rental, condominium, or mixed residential formats. Initial proposals must address the proposed residential concept, market rationale, preliminary site planning, neighborhood compatibility, access, parking, landscaping, sustainability, accessibility, development-team qualifications and experience, due diligence, anticipated approvals, implementation strategy, risks, and an estimated project schedule. Proposers must not include purchase-price offers, financing evidence, proof of funds, earnest-money terms, or other financial offers at the initial stage. The City anticipates selecting up to three developers for possible interviews, clarifications, concept refinements, and subsequent negotiations; selection does not constitute project approval or convey rights to the property.
