Description
Clay County Board of County Commissioners is seeking a long-term tenant to lease the southern portion of County-owned property at 3245 Bear Run Boulevard, Orange Park, Florida. The vacant, approximately 5,832-square-foot former Tax Collector building sits on an approximately 0.9-acre parcel and is offered as-is, with all improvements, utilities, permits, fees, licenses, inspections, and required zoning or future land-use changes being the tenant’s responsibility. The selected tenant must propose a use that complements the surrounding business corridor and neighboring educational nonprofit, contributes to economic vitality and public service, and includes any necessary improvements to the building, parking, landscaping, and signage. Proposals must include the proposed use and business model, market analysis and pro forma, funding and operating information, staffing and partnerships, customer and traffic projections, risks and mitigations, general-contractor qualifications and references, insurance information, a detailed improvement and operating schedule with conceptual site plans and renderings, and proposed lease terms including term, rent start date, lease rate, and any revenue sharing. The property is zoned PO-1, has a UC-10 Future Land Use designation, and is in FEMA Flood Zone AE. Responses must be submitted electronically through the County’s e-procurement portal by the stated deadline, with required uploaded documents in PDF format. The solicitation includes required questionnaire responses, a completed W-9, E-Verify documentation, certifications, insurance certificates, and other conditional business disclosures.
