Description
The City of Lackawanna is offering its 2.16-acre vacant parcel at 100 Dona Street for sale and development. The selected developer or development team must propose a high-quality, financially feasible project that improves the site, provides necessary infrastructure, returns the parcel to the tax rolls, and benefits the surrounding neighborhood. Housing is the primary objective, including potential townhouse, single-family, multifamily, rental, and homeownership options; commercial or community-service uses may also be considered if compatible with the neighborhood. Proposals must include a project narrative, conceptual site plan, development schedule, cost estimates, sources-and-uses information, financing terms, a 10-year pro forma, development-team information and resumes, relevant project experience, community benefits, and any MWBE or SDVOB commitments. The site has environmental conditions associated with historical uses, and the developer will be responsible for addressing applicable approvals and environmental requirements, including potential participation in New York State's Brownfield Cleanup Program. The minimum purchase price is $54,065, and the City may negotiate final sale and development terms with the selected developer.
